The pressure on the use of coastal zones is steadily increasing. New demands for the use of resources and evolving opportunities, assisted by new technologies to exploit these resources, are the driving forces behind these pressures. Coastal zones are common property resources. This paper highlights some of the newly evolving conflicts in uses of the coastal zone of Mecklenburg-Vorpommern. It also argues that common property resources require a management and governance system that allows for long-term sustainability and ecosystem integrity. Regional and spatial planning that has been successfully applied to landscapes may serve as an operational framework for conflict mitigation and sustainable resource use in the coastal zone. The authors argue that this approach requires some changes within the present day institutional framework.
